ALL proposed 'brick' paver bands within the ROW must be constructed with stamped concrete. 2. The minimum ddveway spacing requirements is 10'. See page 72 of the City of Coppell's Subdivision Ordinance (~J4-643). 3. Add a note that the 27' street width is measured from the face of curb. 4. The minimum recommended driveway width is 12'. 5. It appears that the fire hydrant on Mobley Way is located in the sidewalk. This is not allowed. 6, Salt finished public sidewalks are not allowed. 7. All fire hydrants must be within the ROW or a utility easements. 8. Extend the 8" SS to the south properly line on Mobely Way. 9. Extend the cleanout on the cul-de-sac on Mobely Way to behind the curb. 10. Relocate the proposed 4' manhole to outside of the pave band at McNear Drive and Ccppell Road. 11. Are you proposing to pave the commercial parking areas with this phase of the project. Cladfy on the paving & drainage plan. 12. The 27" RCP is proposed to surface flow near the south property line, Will a headwall be constructed along with rip-rep to prevent erosion? Do you have approval from the adjacent property owner to allow the concentrated flow? No Comments Received 1. Tree Survey should include protected trees only. 2. Need to know which trees are to be removed to determine tree retribution. If Lots 2-6, Block A are Phase I, so state on site plan and on all other exhibits. 2. Indicate brick pavers as stamped concrete. 3. Indicate curb openings as stamped concrete. 4. Is there no landscaping in Lot X? 5. Need color board of structures and monument sign. 6. Extend sidewalks through the commercial areas to Coppell Road. 7. What happened to pool development? 8. Place note on site plan indicating that this applicant will replace residential fencing on east and north property lines. Be specific with height, material, etc. 9. Do you have cut sheets on street lights? Also details on street namesfolades, house numbers and other details are needed. 10. Proposed use is PD-197R-TH1. Landscape Plan 1. Original plan showed more front yard street trees--we recommend them. 2. Specifically label all landscape material and indicate what type tree, shrub, ornamental you plan to plant where. 3. Identify plant material on Legend. 4. Indicate specific ground cover, grass, or what will be included in all open space areas. 5. Trees must be planted at each end of common parking area. Elevations 1. Please review examples included in the Old Coppell Master Plan (copy attached) 2. Garage doos are "busy" with all the vertical, diagonal, and horizontal lines, and need to be simplified. 3. Brick might be a better matedal than the faux stone panel,, shown on at least one elevation. 4. Roof pitches look good, might want to add additional shadow line to them. 5. Shuffers appear a bit "heavy". Refer to Old Coppell Master Plan elevations. 6. Need color board showing building materials. 7. Remember to include utility companies signature blocks when Final Plat is submitted, 14. If Lot #10 is common area, it needs to be labled as an HOAX lot.
