Ltr. re P&Z apprvl on 11/20/03CO??EEL November 21,2003 Mr. Kurt Jones 117 Cascade Way Coppell, TX 75019 RE: Case No. PD-197R~ Old Coppell Townhomes~ Detail Site Plan Dear Kurt: This letter is to inform you that Case No. PD-197R, Old Coppell Townhomes, Detail Site Plan, zoning change request from PD- 197-HO-TH- 1/C (Historic Overlay-Townhouse 1/Commercial) to PD- 197R-HO- TH-1/C (Planned Development-197 Revised-Historic Overlay-Townhouse-1/Commercial) to attach a Detail Site Plan to allow the development of 19 to,~J~houses and a recreation area on approximately 2.9 acres of property' located along the east side of Coppell Road, north of Bethel Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, November 20, 2003, subject to the tbllowing conditions: 1 ) Indicate on elevations which paint colors apply to which units. 2) Show plans and dimension of rooms for each unit. 3) Provide details on location and design of mailboxes. 4) Provide detailed drawings of arbor structure, including dimensions, building materials, colors, etc. 5) Extend the new wood board-on-board screening fence along the entire length of the east property line. Commissioner Rick McCaffrey has volunteered his expertise regarding the following outstanding concerns: additional use of period colors to provide contrast of the units; proportion of the columns; gable trim; mortar style; metal/scrolled address plates; elevations and cap for the board-on-board fence surrounding this phase and extending along the east property line, etc. The date scheduled for consideration by the Coppell City Council is Tuesday, December 9, 2003, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of all plans on or before 12 noon, Tuesday, December 3fa.
