Dear Mr. Wouters:
This letter is to inform you that the Coppell/121 Office Park, Preliminary Plat, to allow the
development of an office park on 8.38 acres of property located along the north side ot' S.H. 121,
approximately 875 feet west of Denton Tap Road, was recommended for approval by the Coppell
Pla~ming and Zoning Cormmission on Thursday, December 18, 2003, subject to the following
conditions:

All work taking place within TxDOT right-of-way must be approved and
permitted by TxDOT.
3) All work must be coordinated with the construction of the main lanes of S.H. 12 l.
4) Drainage issues will continue to be evaluated during engineering review.
5) Additional easements and/or utilities may be deeined necessary during
engineering review.
6) Remove proposed easternmost access point from plat.
7) Construct a 6'-solid masonry fence along the northern property line.

The date scheduled for consideration by the Coppell City Council is Tuesday, January 13, 2004,
at 7 p.m. A representative for this case must be present at this meeting, which will be held in
Council Chambers at City Hall. Failure to represent this item may result in the denial of this
application. City Council has instructed staff to include in its agenda packets only those items that
accurately reflect conditions as recommended by the Planning and Zoning Commission. Theretbre,
please submit to the Plam~ing Department three (3) folded copies of the revised Preliminary' Plat on
or before 12 noon.~ Tuesday~ December 30m. Also, please submit one (1) 8 V2 x 11 paper
reduction, along with one jpg, tif, pdfor similar electronic file.
