1. All work taking place within TxDOT ROW must be
approved and permitted by them.
2. All work must be coordinated with the construction
of the mainlanes of S.H. 121.
3. Per the City's Subdivision Ordinance, drainage and
utility easements are to be a minimum of 20' wide and
open drainage is not allowed along the front and
sides of any development other than residential.
4. All water meters/vaults must be within the ROW or
in a dedicated easement.
5. Vedfy with the fire department that a looped fire
line is not required at this time.
6. The property owner to the east must grant
permission for the drainage easement and also for any
work that may extend over the prope~y line.
7. Work with the planning department for correct title
and signature block requirements.
8. Include a fire lane curve data table.
9. Additional utility easements and utility
requirements may be identified during engineering
review.

1. Provide an off site easement for the 10' east of this
property needed to accommodate the proposed
drainage facilities.
2. Show the existing 20' utility easement on the
southern property line if not planned to be abandoned.
3. Note that this plat will be flied in both Denton and
Dallas Counties.
4. Place the Flood Plain Administrator's signature
block on plat.
5. Clearly identify the 99.66' and 86.86' dimensions at
the north east comer of the property.
6. Revise franchise utility signature block as shown on
attached.
7. Properly identify existing and proposed easements
and their locations.
8. Use standard line types for property lines and
easements.
9. Change title block to mad that the property is
located within the City of Coppell and Dallas and
Denton Counties.

accordance with City of Coppell standards if any
proposed.
5. Identify the bold line in the northwest quadrant of

5. Add note: This is a conceptual plan intended to

Landscape Plan
1. The proposed 8" waterline is shown 10' from the
southern property line? This is inconsistent with the
site plan and plat. Also, review consistency of line
sizes (proposed and future).
2. Ensure utilities will not be affected by the proposed
landscaping.

3. The trees on the north end shall be no more than
40' apart. This is different from the perimeter
landscape requirement of 50' due to the screening
requirement (40' spacing) between commercial and
residential; therefore, there will be 5- 3" caliper trees
required on the northern boundary.

Preliminary Plat
1, Please note on plat all points of access approved by
TxDOT.
2. Show the acreages for Lots One and Two of Block
One.
3. Remove the signature blocks from the preliminary
plat. These are required for the final plat.
4. Check to ensure the field notes close and match with
the dimensions shown on the plat and encompasses
all seven lots.
5. Tree survey required to be part of preliminary plat
package.
6. Delete "Bypass" from "State Highway 121 Bypass."
