1. Lot 4, Block B needs restriction placed on it,
indicating to orient home construction so front yard is
at south end of lot (house faces south), so all 20' rear
yards of Block B will be adjacent to each other and no
sideyard setback will be adjacent to any rear yard
setback

Comments
1. A note on the plans show that the sanitary sewer
easement Volume 81052, pg. 3117, that runs north and
south, will be abandoned with the plat. However, the
utility plans still show a sewer line to remain in the
southern portion of that sanitary sewer easement
across lot 5.
2. There is a proposed 15' utility easement between lots
5 and 6. The easement should be a minimum of 20',
also there needs to be some information provided as to
what is proposed within that utility easement, as the
utility plans do not show a sewer, water or storm drain
in that easement. Is it your intention to abandon the
existing 8" sanitary sewer in its entirety and reinstall the
8" line between lots 5 and 6? If so, then your
preliminary water and sewer plans should show that.
Preliminary Utility Plans
1. Please explain how you intend to tap a 6" water line
with an 8" water line.
2. It does not appear as though you have adequate
separation between your water and sewer at the
southern ends of the development.
3. The 6" water line you are proposing to tie into is
approximately a 25-year-old cast iron water line. We
have problems with the cast iron water lines in the
Northlake Woodlands developments. We have recently
just replaced a substantial amount of that water line
along Meadowcreek Road. I would strongly
recommend that you install an 8" water line on the east
side of lot 6 all the way to Meadowcreek Road and
connect to the new 8" PVC water line on the south side
of Meadowcreek Road. I am concerned that tying into
the 6" cast iron line that is 25 years old could be a
source of problems once these homes are developed.
When the final plans are submitted, there could be
additional comments made on the outfall of the
stormdrain to the south. Without knowing the actual
outfall velocity, it is difficult to ascertain whether the pipe
should be extended all the way to the Meadowcreek
Road storm sewer system.

2. If there is no Homeowner's Association, please
remove note from Legend.
3. If there is no street name change, please remove
from Legend.
4. If there is no iron pipe found, please remove from
Legend.
5. If easements were established by separate
instrument, they must be removed by separate
instrument also.
