RE: Hidden Valley Addition~ Final Plat
Dear Scott:
[his letter is to inform you that the Hidden Valley, Final Plat, to allow a 16-lot single-family subdivision on
7.3 acres of property zoned PD-106-SF-9, located along the southerly extension of Hidden Valley Road,
was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, February
19, 2004, subject to the tbIlowing conditions:
1) Sidex~alks will be required throughout this subdivision but do not apply to Lot I of
Block A, nor to Lots I and 2 of Block B.
2) Hidden Valley Drive will be constructed to current Cit~ standards, and a detail of
the transition from the existing Hidden Valley Drive into this subdivision is needed.
3) This property generates a $20,560 Park Development fee and a $12,800 tree
reparation fee (see 9-10-03 e-mail from John Elias, attached).
4) Utility easements need to be approved by utility companies.
5) Discuss and determine City utility service needs with our Engineering Department.
6) Final Plat needs to reflect Lots 1 &2, Block B of Phillips Addition I1.
7) Add 15-foot fence line note to Lot 1, Block C.

ihe date scheduled for consideration by the Coppell City Council is Tuesday, March 9, 2004, at 7 p.m.
A representative for this case must be present at this meeting, which will be held in Council Chambers at
Cit> Hall. Failure to represent this item may result in the denial of this application. City Council has
instructed staff to include in its agenda packets only those items that accurately reflect conditions as
recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning
Department three (3) tblded copies of the revised Final Plat on or before 12 noon~ Wednesdav~ February
25th. Also, please submit one (1) 8 V= x II paper reduction, along with one jpg, tiff; pdf or similar
electronic file.
