RE: Hidden Valley Addition~ Preliminary Plat
Dear John:
]'his letter is to inform you that the Hidden Valley Addition, Preliminary Plat, to allow a 16-1ot single-family
subdivision, on 7.3 acres of property zoned PD-106-SF-9, located along the southerly extension of Hidden Valle),
Road, was approved by the Coppell City Council on Tuesday, October 14, 2003, subject to the following
conditions:
1 ) Sidewalks will be required throughout this subdivision but do not apply to Lots I and 2 of
Block B or Lot 1 ofBIock A.
2) Hidden Valley Drive will be constructed to current City standards. Provide Engineering details
of the transition from the existing Hidden Valley Drive into this subdivision.
3)
Tree mitigation calculations indicate a $12,800 tree reparation fee (see 9-10-03 e-mail from
John Elias, attached) is required.
4) Utility easements need to be approved by utility companies.
For your information, you have nine (9) months to submit 3'our Final Plat to the City for action (July 14, 2004), or
this Preliminary Plat becomes null and void.
