This letter is to inform you that the Hidden Valley Addition, Preliminary Plat, to allow a 16-Iot single-fhmily
subdivision, on 7.3 acres of property zoned PD-106-SF-9, located along the southerly extension of Hidden Valley
Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, September
18, 2003, subject to the following conditions:
1 ) Sidewalks will be required throughout this subdivision but do not apply to Lots 1 and 2 of
Block B or Lot 1 of Block A.
2) Hidden Valley Drive will be constructed to current City standards. Provide Engineering details
of the transition from the existing Hidden Valley Drive into this subdivision.
3) Tree mitigation calculations indicate a $12,800 tree reparation fee (see 9-10-03 e-mail from
John Elias, attached) is required.
4) Utility easements need to be approved by utility companies.
The datc scheduled for consideration by the Coppell City' Council is Tuesday, October 14, 2003, at 7 p.m. A
reprcsentative for this case must be present at this meeting, which will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial of this application.
Please submit one (1) 8V2 x 11 cop3' of the Tree Survey by 12 noon, Monday, September 29th.
