1. I can visualize Lot 3, Block B wanting to turn their
house to face the widened cul-de-sac. Could some
notation be added to keep this from happening?

1. See Scott Latta in the engineering office to refer to
plan set #501. This set shows existing utility
easements which need to be addressed on this plat.
2. The minimum size for a public sanitary sewer line is
8".
3. The existing sanitary sewer line crosses through
Lots 1 and 3, of Block B. How will this be addressed?
4. An existing drainage easement crosses Lot 6, Block
C.
5. Are you proposing to construct the extension of
Hidden Valley Drive to the current city standards?
6. Sidewalks are required per the City's Subdivision
Ordinance.
7. Include the proper street rights-of-way dedications.
8. The existing 6" waterline is a private line at the end of
Hidden Valley Drive. Will this become a public line?
9. Remove drainage and tope information from the
preliminary water and sewer sheet. Provide this
information on a separate sheet.
10. Is there an increase in the 'Q' at the outfall of the
storm sewer system on Lot 6, Block C? How will
erosion be prevented? It would be preferable to extend
this to the property line.

The tree mitigation calculations on sheet L-2 are
incorrect.
Need to know which trees are to be removed due to site
grading, street construction, as well as house
construction.
Need to see a building footprint for each lot to determine
which trees will be removed to construct houses.
There will be no landscape credit for trees planted on
individual lots. Landscape credit applies to common
areas and green belts only.
The use of trees planted in Brighton Manor cannot be
applied to Hidden Valley Addition.
