Block D being a replat of Lot 1, Block D of the Vista Ridge Addition, to allow the subdivision of this 22.59 acre tract of property into two lots, located at the northeast comer of Denton Tap Road and S.H. 121, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, Februau, 19, 2004, subject to the following conditions: 1) Before this replat can be developed, further platting will be required to show fire lanes, R-0-W's, etc. 2) Change note on face of plat (assuming Lot lA will be developed as currently approved) to state additional platting will be required prior to development of Lot lB, Block D. 3) Discuss and determine utility service with our Engineering Department. The date scheduled for consideration by the Coppell City Council is Tuesday, March 9, 2004, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of the revised Replat on or before 12 noon~ Wednesda¥~ February 25'h.
