P&Z 1/15/04 approval ltr.COPPELL January l6,2004 Mr. Kurt Jones 117 Cascade Way Coppell, TX 75019 RE: Case: Old Coppell Townhomes~ Final Plat Dear Kurt: This letter is to inform you that the Old Coppell Townhomes, Final Plat, to allow the development of 21 residences, a recreation area and 2 commercial uses on 3.81 acres of property located along the east side of Coppell Road, north of Bethel Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, January 15, 2004, subject to the following conditions: 1) Contact Kemp Spears at (972) 888-1330 to discuss easement requirements. 2) The proposed open ditch south of the site should be replaced with an underground drainage system. 3) Ensure all utility lines, including service lines, are kept out of the driveway stamped-concrete paver areas. 4) Remove Secretary, Planning and Zoning Commission title block from plat, and replace with City Secretary's notations as shown on page 31 of Coppell Subdivision Ordinance. 5) Title block of Plat needs to reflect 9 common areas, not 8. The date scheduled for consideration by the Coppell City Council is Tuesday, February 10, 2004, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recormmended by the Planning and Zoning Commission. Therefore, please submit to the Plamfing Department three (3) folded copies of the revised plans on or before 12 noon~ Wednesday~ January. 28th. Also, please submit one (1) 8 V2 x 11 paper reduction, along with one jpg, tif, pdf or similar electronic file.
