Water and Sewer Plan
1. To prevent the residence from being out of water
while the 8" water line is extended to the south at some
time in the future, an additional 8" valve should be
installed approximately 20' from the end of the proposed
8" water line.
Preliminary Paving and Drainage Plan
1. Proposed 8' inlet adjacent to Lot 6 will not work taking
into consideration the gutter transitions. The location
should be reevaluated.
2. A detention area is shown at the southeast corner of
the subdivision. Please provide additional information
on how and where the water will drain from the
detention area. Generally, the drainage from this site
should be in a south to southeast direction.
I am concerned that the 50' radius shown in the
cul-de-sac is to property lines and not curb face to curb
face. However, if it is not curb face to curb face and it is
consistent with what has been previously approved
throughout Coppell, then I will accept that. My concern
is the ability to maneuver fire apparatus around that
circle.

1. Identify ownership of lot 1 and 2 on south side of
project.
2. Provide Utility Certificate signature block for TXU
Gas.
3. Provide Planning Commission Chair signature
block, then Mayor's signature block, then City
Secretary's signature block.
4. Remove City Secretary's signature block that refers to
this plat as a preliminary plat.
5. Delineate boundary between HO-C zoning and PD-
(SF-7) zoning at northwest corner of exhibit.
6. Add Vol. and Page number for County recording at
lower right hand corner of exhibit.
7. Add "zoned PD" after "21 Residential, 2 Commercial
Lots" on title block, also add "8 common areas".
