1. Make sure visibility issues are addressed for the
median openings when the left turn lanes are
completed. Some of the trees may be within a visibility
area.
Fire hydrant at SW corner must be within 3 to 6 feet of
Fire Lane.
Fire Department Connection (FDC) location not noted
for Lot 7 Block A (p. C4,1)
No fire hydrant indicated along 'East' Fire Lane for
Freeport 12.
1, Relocate trees from within the hike and bike trail

8. Submit document noting all changes from the

9. This is a detail site plan package. Please change all
conceptual site plans to detail site plans (leave
Engineering Plans as conceptual).
Tree Survey
1. Put asterisk by the 10" Hackberry trees on the tree
survey for Lot 6. These are protected trees.
Landscape Plan
1. Revise scale bar.
2. Include all property boundary dimensions.
3. Show where the trees for the northern and southern
property lines were relocated for lots six and seven,
respectively.
4. Revise the percentages of the interior landscaping
required vs. provided on the Landscape Plan for Lot 6.
Elevations
1. Include previously approved sign areas with
dimensions.
2. Show elevations of proposed monument sign.
3. Depict all building elevations (each side) of each
building.
4. Submit a color board with all colors and materials to
be used.
5. Revise elevations to show additional articulation,
reveals, and accent materials.

Plat document -
1. There are two areas called out as 20' drainage
easements by this plat that cross Lot 6 to accommodate
drainage from Lot 7. Those easements should be
private easements and the improvements should be
maintained by the individual property owners. The City
will not perform maintenance on those storm drain
lines.
2. On Lot 7 you show a 10' water easement and a 15'
sanitary sewer easement. Again, those should be
private easements and improvements should be
maintained by the property owner. Should consider
relocating the water and sewer to serve Lot 6, on Lot 6,
so that these easements are not required.
Drainage Plan -
1. The storm drainage system will be privately owned
and maintained. The City of Coppell will not perform
maintenance, so you will need some sort of agreement
with the adjacent property owners.
Water & Sewer Plan -
1. The fire line on Sheet CA.0 shows tying into the
existing system on Lot 5 Block A. That is a privately
owned and maintained system and as such needs to
remain independent of this fire line. Loop your tiro line
exclusive of this property.
2. The same is true of the fire line on Lot 6 versus Lot 7 -
those also need to be independent of each other.
3. This is also true of the water and sewer service to
these two buildings. You cannot combine the services,
they must be independent which will require the
extension of the existing 8" sanitary sewer onto Lot 7
and two service lines, one for Lot 7 and one for Lot 6.
4. Water service will need to be relocated from Lot 7 to
Lot 6 to serve the Lot 6 building as well.
Additional comments may be forthcoming during the full
engineering review.
