Dear Madam/Sir:
rhis letter is to inform you that the West Sandy Lake Road Addition, Lot 1, Block 1 (Ferguson),
Site Plan, to allow the construction of an approximate 604,800-square-foot office/warehouse on
31.6 acres of property located along the north side of Sandy Lake Road, approximately 1,300 feet
east of SH 121, was recommended lbr approval by the Coppell Planning and Zoning Commission
on Thursday, May 20, 2004, subject to the following conditions:
1) TxDOT approval for the access to S.H. 121.
2) Mutual access being provided from the driveway to S.H. 121 to properties abutting
to the north and south.
3) Demonstrate compliance with Sec. 12-25-5.2, Type of construction, of the Zoning
Ordinance, as discussed with the architect during the Commission meeting.
4)
Substitution of the proposed Bald Cypress trees with Cedar Elms along Sand}' Lake
Road.
5) Consideration to up-sizing additional trees to reduce the reparation fee.
6)
The addition a 10-foot screening wall along the west side of the building,
perpendicular to the building will be required with initial construction.
7) Resolve the inconsistencies in the easements between the Plat and Site Plan.
The date scheduled for consideration by the Coppell City Council is Tuesday, June 8, 2004, at 7
p.m. A representative tbr this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application.
City Council has instructed staff to include in its agenda packets only those items that accurately
reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please
submit to the Planning Department three (3) folded copies of ali revised plans on or before 12
noon~ Wednesday~ May 26on. Also, please submit one (1) 8 V2 x 11 paper reduction, along with
one jpg, tiff, pdf or similar electronic file.
