CC letter of approval 7/9/96 ISABELLE MORO July 10, 1996 Property Trust Partnership 12221 Merit Drive, #1750 Dallas, TX 75251 RE: Case No. ZC-590, Property Trust Partnership Dear Sir/Madam: This letter is to inform you that Case No. ZC-590, Property Trust Partnership, zoning change from SF-12 (Single Family-12) to TC (Town Center) on one (1) acre of property, located on the north side of Sandy Lake Road, approximately 379 feet east of Denton Tap Road, was approved by the Coppell City Council on Tuesday, July 9, 1996, subject to Site Plan approval as provided in the Town Center district. The Site Plan submitted needs to be revised to reflect the following conditions: (1) A note on the Plan stating adequate screening will be provided for utility air conditioning units located on the top of the building; (2) utility boxes or units at the rear of the building must be painted to match the color of the building, whenever possible; (3) the hours of loading and unloading be restricted between the hours of 10 p.m. to 6 a.m., daily; (4) the developer will make sure that trees that can be saved are properly protected with a temporary chain-link fence to the drip-line of each tree during the construction phase; (5) additional treed landscaping at the northwest comer of the property, as shown on the Site Plan; (6) all new and remaining existing landscaping be kept in a healthy and growing condition and that any dead or dying trees be promptly replaced at a 1:3 ratio, i.e., if a 21" caliper tree dies, it needs to be replaced on-site or in the general vicinity by 7 trees with a minimum caliper of 3", 3 trees with a minimum caliper of 7", etc. This provision is binding through a Developer's Agreement for 3 years from the issuance of the Certificate of Occupancy, and (7) the brick screening wall on the east side of the anchor store be increased in height from 6' to 8'. The developer is asked to meet with Staff prior to site development regarding saving and transplanting of trees. In order to prepare an Ordinance, we need to assemble appropriate documentation.
