Dear Kelly, Jim and Tero':
This letter is to inform you that Case No. PD-163R2-SF-9, Windsor Estates, zoning change request from PD-163R
(Planned Development 163-Revised-Single Family-9) to PD-163R2-SF-9 (Planned Development 163-Revision 2-
Single Family-9) to allow: replatting Lots 4&5, Block B, into one lot; revising the size of the common areas (Lots
1X mid 19X, Block A); revising the size of Lots 1, 2, 14, 16 and 17, Block A; renaming Lot 15 to Lot 15X, and
revising the 100-year Flood Plain line, was recommended for approval by the Coppell Planning and Zoning
Commission on Thursday, December 18, 2003, subject to the following conditions:
1)
Provision of an "as-built" survey of the landscaping in Lot 19X in relation to the existing
R.O.W.'s and properVa' lines.
2)
A PD condition that specifically states, and graphically illustrates, that the HOA will be
maintaining 775-square feet of land within the previously dedicated R.O.W. for DeForest
Road, and License Agreement being approved by City Council.
Revisions to the Site Plan to address the following technical/drafting revisions: · Revise the label on Lot 19X to reflect that this is an "existing" pond not "proposed".
· Add a leader line from 1X to the actual lot.
4) Add the label "Exhibit 1" to Exhibit 1.
The request to revise the building/fence line on Lot l, Block B, was denied. You have the right to appeal this
decision to City Council within 15 days. If you decide to proceed with this portion of the request, we will need a
letter stating that fact on or before 12 noon Friday, January 2"a, so that your plans can be forwarded to Council
for consideration on January 13~h. Please be advised that given the Commission's recommendation for denial, a 'A
vote of Council is needed to approve your request.
The date scheduled for consideration by the Coppell City Council is Tuesday, JanuaD, 13, 2004, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items that accurately reflect conditions as recommended by thc Planning
and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of the
revised plans on or before 12 noon~ Tuesda¥~ December 30th. Also, please submit one (1) 8 ~/,, x 11 paper
reduction, along with one jpg, tif, pdfor similar electronic file.
