Consideration should be given to transitioning front
building line between Lots 1 and Lot 6 with a 45 degree
angle to reduce impact of the abrupt 10 foot change at
front property line.

DETAIL SITE PLAN:
1. Remove all utility information from the site plan.
2. Add a note to the PD stating: "The purpose of this PD
amendment is:
· Realignment of DeForest Road and St James Place to
reflect built conditions
· Revised lot sizes (Lots 1,2, 16 and 17 Block A)
· Revised size of common areas (Lots 1X and 19X)
· Rename Lot 15 to 15X, Block A
· Revise the 100-year Flood Plain line, per F.E.M·A.

· Revise the Landscape Plan for the Common Areas
· Combine Lots 4 and 5, Block B into Lot 4R, which
shall be developed in accordance with the Detail Site
Plan attached as Exhibit 1.
· Revise Fence line/building line to allow a fence 15 vs.
25 feet from property line on Lot 1, Block B, as attached
as Exhibit 2.
3. Label Lot 19X and add a note that all Lots designated
as "X" lots (1X, 15X, 18X and 19X, Block A) are common
areas and shall be maintained by the Windsor Estates
Homeowner Association.
4. Add a note stating that "Fence setback will be the
same as building set back for Lots 1,3, and 4 Block B
and Lot 2, Block A.
5. Add the revised Landscape Plan to this Site Plan
Sheet (Deforest Road Entry Plan), and label as such.
Revise to indicate the "structure" on Lot 1X.
6. Add a note on Lot 4R, Block B which states" Refer to
Exhibit 1 for Detail Site Plan for this Lot"
7. Add note on Lot 1, Block B which states "Refer to
Exhibit 2 for Detail Site Plan for Fence Variance for this
Lot"
8. Delete existing Notes, as they are either no longer
applicable or are herein being revised.
9. Add Block numbers.
DETAIL SITE PLAN FOR Lot 4R, Block B
1. Rename sheet "Detail Site Plan for Lot 4R, Block B of
PD163R2"
2. Revise the Square Footage Table to include the
existing structure as well as the proposed addition.
3. Delete "former" lot line between Lots 4 and 5 and
remove setback line.
DETAIL SITE PLAN FOR Lot 1, Block B
1. Rename Sheet "Detail Site Plan for Fence Variance
for Lot 1, Block B of PD163R2"
2. Add north arrow.
3. Indicate existing and proposed fence setback lines in
relation to the property line·
4. Include elevation of proposed fence and retaining
wall, indicating maximum height, and materials.
5. Add an exhibit illustrating the proposed fence setback
line in relation to building/fence setback line abutting to
the north {Lot 6, Block B)
6. Will there be additional fencing along the north
property line to enclose the pool? If so include location,
height, materials, etc.
