P&Z ltr. re apprvl on 5/20/04T H Ir , C I '1' Y . 0 F COPPELL May 21, 2004 Mr. Jason Rose 1200 College Parkway, Suite 417 Lewisville, TX 75077 RE: Riverchase Townhomes Addition~ Lots 1-49~ Preliminar~ Plat Dear Mr. Rose: This letter is to inform you that the Riverchase Townhomes Addition, Lots 1-49, Preliminary Plat, to allow the construction of 48 single-family attached homes and common areas on 4.42 acres of properD' located along the east side of MacArthur Boulevard, approximately 1,400 feet north of Riverchase Drive, was reconunended for approval by the Coppell Planning and Zoning Commission on Thursday, May 20, 2004, subject to the following conditions: 1) Place notes on Plat that reflect conditions of Park Department review (attached). 2) Note on plat that H.O.A. will maintain all common areas. 3) Establish a Homeowners Association to maintain all common areas in this development. 4) Abide by Engineering comments related to this Plat document (attached). 5) The diameter of the cul-de-sac needs to be 100-feet. 6) Eliminate the fire lane shown on a diagonal between Lots 11 and 12 and 35 and 36. 7) Change total unit count to reflect 48 units, not 49. The date scheduled for consideration by the Coppell City Council is Tuesday, June 8, 2004, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. Park Development fee of $1285.00 per unit. 2. Park hours are 6:30 am. until sunset. 3. The City of Coppell has an agreement with the Coppell Baseball Association that allows the ball field lights to stay on no later than 11:00 p.m., 7 days a week. 4. Developers, and future residents of this development need to be aware of existing ballfield lights that shine towards the townhomes, as well as noise that will come from games. 1. All off-street parking shall be on HCA owned and maintained lots. 2 All sidewalks on private property will need to be in a sidewalk easement. Drainage Area Map - 1. You show a large area of the City Park and ballfields to the NW of this properly draining through this development Indicate how that drainage will be picked up and conveyed through the site to an appropriate outfall. 2 The developer will need to obtain written authorization to grade any areas on the adjacent private property. 3 Additional comments may be generated during full Engineering review Preliminary Water & Sewer Line - 1 Verifly that the 24" and 12" lines are shown properly; make sure you are tying into the 12" line, not the 24" line. 2. For the connection of the sanitary sewer to the existing stub out: verify that the stub out ~s really there, and that the elevation works for you're proposed sewer line. 3 Remove the General Note that "water service ts %" with bullhead connections." 4 Valve spacing needs to be no greater than 500' per the Subdivision Ordinance. 5 The Engineenng Dept. wilt work with the developer to provide a looped fire line during full Engineering rewew. The developer will need to acquire one easement across our park property, as well as permission to cross a city of Irving water line
