Denton Tap Road, Suite 290A Coppell, TX 75019 RE: Sandy Lake Addition~ Lot 3~ Block A~ Site Plan Dear Dr. McAnelly: This letter is to inform you that the Sandy Lake Addition, Lot 3, Block A (McAnell¥), Site Plan, to allow the construction of an approximate 4,800-square-foot medical office, Phase One being 3,572- square feet m~d 1,228-square fbet in Phase 2, on 0.83 of an acre of property located along the north sidc of Sandy Lake Road, approximately 400 feet west of Samuel Boulevard, was recommended for approval by the Coppell Plamfing and Zoning Commission on Thursday, April 15, 2004, subject to the following conditions: 1 ) Revise the monument sign to be in compliance with the Sign Ordinance. 2) Revise the elevations to enhance the gabled areas with architectural accents, and specify the color of the siding. 3) Electrical meters need to be painted to match, as closely as possible, the color of the bric 'l'l~stone to which the3, are mounted, and screened accordingly. 4) Revise and correct easement labels to be consistent with the plat. 5) Remove utility and foot candle measurements from the site plan. The date scheduled for consideration by the Coppell City Council is Tuesday, May 1 I, 2004, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reficct conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of the revised plans on or before 12 noon, Wednesday~ April 28th.
