Comments
1. 60 foot front yard setback required with front yard
parking.
2. Sign setback variance would need to go to Board of
Adjustment unless PD zoned.
Site plan is acceptable.
1. Remove the existing clean-out and construct a
manhole in its place, or tie into the existing line
downstream of the clean-out. Do not "tap" the existing
clean-out.
1. Fire hydrant required being on this property due to
exceeding the distance requirements. Over 300 feet
from nearest 'non-private' hydrant.
No comment
1. There are significant inconsistencies with the
easements on the site plan and plat, including;
location of easements, type of easements, which
easements are existing, abandoned, and proposed,
overlapping easements and random notes, etc.
Without these inconsistencies being rectified, accurate
analysis of this site plan can not be conducted.
2. It is also recommended that the plat and the site
plan be the same scale to allow for the identification
of the impact of the easements (once corrected) on the
site elements, i.e. paving, landscape areas, fire lanes,
and circulation patterns.
3. Place on-site and off-site utility information on
separate Utility Sheet, however, make sure that all
existing public utilities are in easements, as
appropriate.
4. Location of the sign will require approval by the
Board of Adjustment. The Sign Ordinance requires
that signs be placed a minimum of 75 feet from a
property line, other than a street. The intent of this
provision is to place a sign centered on the lot.
5. Along with correcting the easements, it would be
helpful to graphically differentiate the existing and
proposed pavement and pavement to be removed.
6. Fire lanes need to be designated as easements and
curve data is required.

LANDSCAPE PLANS:
1. Per Sec. 12-33-1.6.(A) Location of required
screening of the Zoning Ordinance, need to indicate
how the mechanical and utility equipment will be
screened.
2. All required trees need to "Overstory" vs.
"Ornamental" given the difference in height and at
maturity and (height/shading).
3. Street trees along Sandy Lake should be Cedar
Elms instead of Live Oaks, and ornamental trees
should be used to accent the entry areas, per the City's
Streetscape Plan.
4. One additional overstory tree is needed along the
east and west property lines
5. Show all existing and proposed easements, once
corrected.
6. Delete "Planner" Approval Signature Box.
ELEVATIONS:
1. Delete "Planner" Approval Signature Box
2. Need to speci~ the type, color, and manufacture
specs for all exterior finishes.
3. Bring a color board to the April 1,2004 DRC.
Examples of color boards are available in the
Planning Department, if needed.
4. A maximum of 60 square feet of attached signs will
be permitted for the entire building. Provide the
square footage of the proposed attached sign. Explain
the note "matching color scheme on all other signs".
