Remove the contours from the plat documents. 2. Remove the note about trees from the plat document. 3. What is the intended purpose of the "Utility Plat" document? 4. Provide preliminary drainage plans for engineering review. 5. Extend the 20' utility easement onto this lot to cover the existing sewer line. 6. Additional comments may be generated after review of engineering plans. 1. Indicate 24-foot fire lane easement and proper radii. No comment 1. There are significant inconsistencies with the easements on the site plan and plat, including; location easements, type of easements, which easements are existing, abandoned, and proposed, overlapping easements, etc. Without these inconsistencies being rectified, accurate analysis of this plat can not be conducted. 2. It is also recommended that the plat and the site plan be the same scale, to allow for the identification of the impact of the easements (once corrected) on the site erements, i.e. paving, landscape areas, fire lanes, and circulation patterns. 3. Fire lanes need to be designated as easements and curve data is required. 4. Any easements that are proposed to be abandoned, that were established by separate instrument, need to be abandoned by separate instrument. 5. On the Vicinity Map, correct Maplewood to Mapleleaf. 6. Add a place to record the volume and page at the bottom right hand portion of the plat.
