Overall Comment:
The proposed drive-through pharmacy would be more
appropriate, from a land use compatibility perspective,
on the east side of the building, adjacent to MacArthur
Blvd, however, understanding the internal layout of the
store, and the desire to place this drive-through on the
west side of the building, the following technical
comments need to be addressed on the REVISED Plan:
Site Plan:
1. Resolve inconsistencies between the dimensions of
the canopy shown on the site plan, versus the
dimension on Detail 5 on the Sheet of Details.
2. Site Data Box: correct the Proposed Zoning to
"C-S-1098R2" instead of"C-S-1006R2"
3. Clarify Note #1 - When will the light under this canopy
be on? Will it exceed the hours of operation of the
drive-through?
4. Revise Note #3 - to specify that the hours of operation
are for the drive-through pharmacy only.
5. We received a complaint from a homeowner to the
north, and verified it though a site visit, that it appears
that there are approximately 15 trees missing from the
north side of the building, as required on the approved
site landscape plan (see attached).
6. Provide information on the site plan concerning the
timing of the exterior lights on the north and west sides
of the building.
Detail Sheet:
1. Specify the color, size and materials of the proposed
"ENTER" and "EXIT" signs. Will these signs be
internally illuminated?
2. Resolve inconsistencies between the notes on the
Site Plan and the Sheet of Details in terms of the color
of finish for the E.F.I.S. - will it be "ivory to match the
accent of the existing building" (Site Plan note) or "finish
to match adjacent surfaces" (Side Elevation note)?
3. Will the existing light fixture above the proposed
canopy remain?
