The preliminary plat for the CoppeH Middle School was approved by City Council on February 11, 1997. TRANSPORTATION: Denton Tap Road is a P6D, a six-lane divided (120 foot r.o.w.); currently, a two-lane roadway; the S.H. 121 Bypass will be built to freeway standards with access roads in 450 feet of r.o.w. (The service roads from the Tarrant County line to The Colony are scheduled for completion within 2 1/2 years. The timing of the upgrade to freeway status is dependent upon whether or not the project is approved as a toll road.) Item # 11 SURROUNDING LAND USE & ZONING: North S.H. 121 Bypass; City of Lewisville South - Andrew Brown East Park; "TC" Town Center zoning East - vacant; "MF-2" Multi-Family zoning West - vacant; PD-133-SF-9 & 12, FP and HC (Planned Development, Single Family-9 & 12, Floodplain and Highway Commercial) COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for residential uses. DISCUSSION: Current zoning on this 26.5 acres of land does not permit the development of a public school. At staff suggestion, the applicant is amenable to rezoning this parcel of land to a Single Family-7 zoning classification which permits public schools and would be consistent with the nearby zoning of land immediately to the east of this site owned by Vista Properties. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the zoning request. ALTERNATIVES: 1) Recommend approval of the zoning change 2) Recommend disapproval of the zoning change 3) Recommend modification of the zoning change 4) Take under advisement for reconsideration at a later date.
