No comments made. No Comments Received Plat - 1. We need 25' X 25' utility easements in the area of the fire vaults. 2. Our minimum drainage easement size is 20 feet. 3. Adjust the location of the ddve approach on Sandy Lake Road at the east line of the property to align with and share the median opening with the property owner on the north side of Sandy Lake. Provide a mutual access easement for the property to your east so they can benefit from the median opening as well. 4. Change the name of Thweatt Road on the plat to Sandy Lake Road. 5. The Coppell Mill Limited Partnership to the east - "Coppell" is misspelled. Preliminary Grading Plan - 1. Drive approach should be adjusted to the west to avoid the inlets, etc. Coordinate with property to the north. 2. Regarding the note that says "Contractor to obtain permission in writing from property owner prior to commencing offsite grading work"...the City will need that written permission before the permit is issued. 3. There is an existing inlet at a Iow point in Royal Lane where you are showing to construct your driveway. Due to the fact that it is a Iow point, the driveway should be relocated to avoid the inlet. Preliminary Drainage Plan - 1. Relocate driveway out of the way of the Iow point inlet in Royal Lane. 2. The Sandy Lake plans we sent over from Teague, Nail & Perkins do not appear to be properly shown, it appears there is 10-foot discrepancy. 3. Your driveway locations onto Sandy Lake Road need to be coordinated with the proposed inlet locations for Sandy Lake Road. Sharing of electronic plan files is recommended. Contact Matt Atkins at TN&P's Dallas office at 214-461-9867 to coordinate median opening and inlet locations with him. 4. We expect that the road will be under construction beginning in October of this year. if the drainage that is to be constructed with that project is not in place, you will need temporary headwall structures on your outfalls, and some type of temporary bridge structure for your driveways. Alternatively, you can construct the driveways at a later date, but at any rate, coordination is a must for these projects. Utility Plan - 1. There should be a cleanout on the sewer lines where they exit the property into the right-of-way or in a utility easement for access by City crews. 2. The fire hydrant shown to be placed onsite but extend from the main needs to either be extended from the private side of your fire vault or it should be located in the public ROW.
