Site Plan -
1. Coordinate the 24' fire lane/mutual access easement
and median opening with the property on the north side
of Sandy Lake Road. Provide an access easement on
your property to allow for future extension of pavement
onto the adjacent property to the east.
2. Regarding the proposed open drainage along the
property line, we need to see topography with your
grading and interior drainage plans in order to evaluate
whether that will work.

- Indicate turning radii for fire lane - 30' inside, 54'
outside
Preliminary Water and Sanitary Sewer Plan
- Indicate fire department connection location. Must be
detached from building, within 50' of a fire hydrant and
on same side of road/fire lane of said fire hydrant.
- Relocate fire hydrant at the SW corner of property to the
S side of the drive.
1) A tree removal permit wil~ be required prior to removal
of any protected trees on this site.
2) Tree survey should include protected trees only.
Hackberry & Cottonwood trees are protected if they
are 10" DBH, not 6"DBH.
3) Tree mitigation tabulations shown on plan LI.00 are
not correct.

Site Plan
1. There are significant inconsistencies between the
plat and the site plan. These will need to be rectified to
allow for accurate review by City Staff.
2. Check all dimensions and match easements with
plat. Some are located in different places and some are
not the same width.
3. Show pavement width along Sandy Lake Road and
Royal Lane.
4. Show all proposed and existing fire hydrants.
5. Revise the 60' building setback with parking
easement shown in the wrong location parallel with the
jog in the pmperty line.
6. Explain what the possible phase line means.
7. Depict the fire lane at 24' not 21'.
8. Check location of the proposed drainage pipe. Match
with easement shown on plat.
9. Coordinate the lot and block numbers with the plat
(Lot 2R, Tract 1).
10. Include the dimensions of the property.
11. Show the minimum finished floor elevations.
Elevations
1. Due to frontage onto Sandy Lake, a Primary Image
Zone, show additional architectural accents to break up
the expanse of the wall. These may include items such
as reveals, windows, and wall articulations, among
others.
2. Enhance the entrance abutting Sandy Lake and
Royal.
3. Show dimensions of proposed monument sign.
Tree Survey
1. All trees are shown to be removed. Maybe some of
the trees along Royal can be saved.
Landscape Plan
1. Review the Streetscape Plan. The intersection of
Sandy Lake and Royal is a secondary intersection and
requires specific landscaping. There is a typical
industrial edge treatment within the Streetscape Plan.
Reflect on plan.
