Dear Ms. Cunningham:
This letter is to inform you that the Four Seasons Addition, Lot 2R, (BCE Specialties, Inc.),
Site Plan. to allow the construction of an approximate 56,750-square-foot office/warehouse
on 4.1 acres of property located at the southeast comer of Sandy L'ake Road and Royal
Lane, was recommended for approval by the Coppell Planning and Zoning Con-nnission on
Thursday, June 17, 2004, subject to the tbllowing conditions:
1)
A Tree Removal Permit will be required prior to removal of any
protected trees on the site.
2)
Tree Mitigation Tabulations on Existing Tree Plan are correct. A
contribution to the City of Coppell Reforestation and Natural Areas
Fund in the amount orS18,650 will be required.
3) Compliance with the attached Engineering plat comments.
It was suggested that you consider enhancing the comer entrance blocks of the building by
using the darker gray color as a solid color in these areas, rather than continuing the striped
bands across the top, thereby setting these areas apart. If you choose to make these
enhancements, we would like to have 3 renderings, along with one jpg, tiff, pdf or similar
electronic file on or before 12 noon~ Wednesda¥~ June 23rd. Also, please submit one (1) 8
'/5 x 11 paper reduction.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 6, 2004,
at 7 p.m. A representative for this case must be present at this meeting, which will be held
in Council Chambers at City Hall. Failure to represent this item may result in the denial of
this application.
