P&Z postponement ltr. to 6/17T H E · C I T Y O F CO??ELL May 21, 2004 Ms. Beth Cunningham 2860 Market Loop Southlake, TX 76092 RE: Four Seasons Additio% Lot 2R (BCE Specialtie% Inc.)~ Site Plan Dear Ms. Cunningham: '[his letter is to inform you that on Thursday, May 20, 2004, the Coppell Planning and Zoning Commission voted to postpone to June 17, 2004, consideration of the Four Seasons Addition, Lot 2R, (BCE Specialties, Inc.), Site Plan, to allow the construction of an approximate 56,750- square-foot office/warehouse on 4.1 acres of property located at the southeast comer of Sandy 1.ake Road and Royal Lane, Basically, the Commission had concerns with the lack of articulation on the building to break up the flat warehouse fagade, the Landscape Plan needs to reflect the City's Streetscape Ordinance since this building fronts one of the City's Primary Image Zones, the entranceway abutting Sandy Lake Road and Royal Lane needs to be enhanced, etc. Staff would appreciate revisions to this Site Plan be submitted to the Planning Department as soon as possible so that this case can be reviewed by the Development Review Committee and a recommendation cm~ be made to the Commission for its June 17th meeting. if you have any questions, please contact the Planning Department at (972) 304-3678.
