No comments made. No Comments Received See Replat comments. Site Plan - Indicate turning radii for fire lane - 30' inside, 54' outside. Utilities Plan - 6-inch fire line? Needs to be minimum 8-inch up to required on site fire hydrant. This fire hydrant will need to be located on either entry islands at the northeast portion of the property adjacent to the fire lane. Approximately 65' from 8-inch water line in Sandy Lake Rd. - Fire department connection (FDC) for automatic fire sprinkler system shall be detached from the building, within 50' of the on site fire hydrant, on the same side of the fire lane as the fire hydrant. - Show the fire hydrant and FDC locations 1) A tree removal permit will be required prior to removal of any protected trees on this site. 2) Tree mitigation tabulations on plan on incorrect. 3) See Planning Department comments for comments regarding tree survey, landscape plan, & irrigation plan. SITE PLAN SHEET 1. Remove 30-foot fmnt building line and indicate 60-foot front building line, as required with front yard parking. 2. Dimension parking spaces (9' x 19') 3. If a monument sign is desired, then it's location must be indicated on the site plan, the sign needs to be setback 75 feet from side property lines and 15 feet fmm property line adjacent to Sandy Lake Road. 4. Label and define existing easements as noted on the replat. 5. Revise title block to reflect Lot 2R 6. Note the inside and outside radii for the fire lane. 7. Verify the width of the proposed fire lane on to Sandy Lake. 8. Need to dimension the dumpster pad, and indicate that it will be screened. Site Data Table - correct the spelling of USES and HEIGHT. 10. Remove Landscape Data Table from the Site Plan Sheet, and place it on the Landscape Plan Sheet, and revise as detailed in the comments on the Landscape Plan Sheet. 11. Need to include a north arrow on this sheet. 12. Graphically indicate the zoning on adjacent properties. 13. Indicate the topography at 5-foot intervals, and finished floor elevation of the proposed building. 14. Include the Fire hydrant layout. 15. Per the attached aerial photograph, verify the location of the improvements and paving on properties abutting to the east. TREE MITIGATION 1. Update and revise tree survey, and only indicate,(graphically and in the Tables) and include in your calculations, trees that are on this property - See Section 12-34-2 of the Zoning Ordinance for requirements. 2. Remove Landscape Data Table from the Tree Mitigation Sheet, and place it on the Landscape Plan Sheet, and revise as detailed in the comments on the Landscape Plan Sheet, LANDSCAPE PLAN 1. Landscape Plan must be prepared by a Landscape Architect· 2. Include Landscape Data Table on this sheet. · Calculations of Landscaping required appear to be correct· · Calculations of Landscaping Provided are confusing. What is the difference between "provided per plan" and "provided per site plan"? · The area of the sidewalk is included in the area calculations, however most of the sidewalk is within the public right-of-way, not on private property. Revise calculations accordingly. 3. Need to include Plant List/Schedule Table showing number of each species of trees and shrubs, including caliper inches, species, and scientific name. 4. Include a Plant Legend, if symbols or abbreviations are used· 5. Clearly show landscape areas and plant materials on plan designated to fulfill interior, perimeter, and non-vehicular landscape requirements 6. Differentiate between the existing trees to be preserved, removed and planted· Do not show any trees that are not on this property, 7. Indicate spacing of plant material to be used· 8.
