Dear Mr. Wakeland:
This letter is to inform you that the Villas of Lake Vista, Preliminary Plat, to allow the construction of 155
to~thome lots and 23 common areas on approximately 22 acres of properD' located south of Lake Vista Drive,
east of MacArthur Blvd., was recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, July 15, 2004, subject to the following conditions:
1 ) Revise the Plat to reflect 23 common areas, not 22.
2)
Recommend to Council that a variance be granted to offset street spacing involving Lake
Vista Drive and Lake Vista Place.
3) Change several street names belbre submission of the Final Plat.
4) Adherence to attached departmental comments (Engineering).
The date scheduled for consideration by the Coppell City Council is Tuesday, August 10, 2004, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall.
Failure to represent this item may result in the denial of this application. City Council has instructed staff to
include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning
and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of the
revised Preliminary Plat on or before 12 noon~ Wednesda% July 28th. Also, please submit one (1) 8 ~/2 x 11
paper reduction, along with one jpg, tiff; pdfor similar electronic file.
