1. Medical gas must comply with 2000 IFC (fire code)
requirements - Article 3006.
2. X-ray rooms must be designed by a licensed
medical physisist. Need certification number
submitted with permit drawings.
3. Provide automatic fire protection system.

1. Private utilities should not be located within a
public utility easement.
2. Locate water meters in right-of-way.

Detail Site Plan
1. Add Lot # and Block letter to title block.
2. Parking required should be one per 175 square feet.
This would calculate to 33 required including
handicap.
3. Move the monument sign 5' west to meet the
minimum 75' spacing requirement from the property
line.
4. Verify right-of-way of Sandy Lake Road.
5. Remove utility lines from site plan.
6. Add stamped concrete to entry (brick pavers may be
used if located on private property).
Landscape Plan
1. Add Lot # and Block letter to title block,
2. Double check all figures within the Landscape table
35 DBH shown on plan with 29 represented in chart, 64
LHC shown with 8 represented, and 194 LM shown
with 186 represented).
3. Revise required Nonvehicular landscaping figure to
show 37,076 X 15% = 5,561.
4. Ensure 50% of the Nonvehicular Landscaping is
located in the front yard.
5. Revise landscaping along Sandy Lake to show
Cedar Elms as the dominant street tree.
6. 1 tree per 40' is required along primary image zones
and adjacent to residential zoning. Revise.
7. Landscape additional islands within the parking
area. These can count towards the deficiency in
Nonvehicular Landscaping.
8. Recalculate required and provided trees per
Landscape Ordinance (after all revisions have been
made).
Elevations
1. Revise monument sign to a maximum size of 40
square feet.
2. Examine additional methods to break-up the
expanse of the roof.
3. There are no proposed attached signs; therefore,
none will be allowed.
4. Provide color and material type within black end
white elevations. Provide a sample of all materials to
be used within a color board (examples available in
Planning Department).
5. Give the percentage of each building material to be
used on the structure.
6. It may be beneficial to provide a color rendering for
the PowerPoint presentation to be made by staff.

Plat Unacceptable, please contact Larry Redick at
972-323-8917 to discuss electric easement
requirements and George Melindez at 972-485-6204
to discuss gas easement requirements. Also please
change the "Receipt Acknowledgement" for separate
signatures for TXU Electric Delivery and TXU Gas.
Plat
1. Remove utility easements from area of private
utilities.
2. Provide a permanent drainage easement over the
existing inlet structure in the northwest corner of the
property.
Utility Plan
1. Locate water meters within the right-of-way.
2. Construct vault with DDC in 25' x 25' utility
easement over fire line.
3. Provide some documentation indicating an
agreement is in place to share maintenance and cost
sharing between property owners for the private water
line.
4. Locate the FDC adjacent to the proposed fire
hydrant.
5. Provide private utility easements over shared water
line.
6. Sewer will need to be extended along the east
property line from the existing manhole in the
right-of-way to the manhole to the northeast of this
development. No trees should be planted within the
utility easement.

Comments
1. There is a conflict between the required trees and
the location of the needed sewer line. Please
coordinate with the Engineering Department to
determine an alternative location of the sewer line.
2. Remove landscape setbacks from the plat.
3. Ensure easements shown on site plan are
adequately represented on the plat and vice versa.
4. Place al~ signature blocks on the plat (one page
preferable).
5. Re-title as a Minor Plat, and indicate the Lot # and
Block letter.
6. Verify right-of-way of Sandy Lake Road.
