UTILITY EASEMENT
BEING a tract of land situated in the S.M. Hiatt Survey, Abstract No. 638, City of Coppell, Dallas
County, Texas, being a part of the remainder portion of that same tract of land as described in deed
to Barbara Sue Austin recorded in Volume 78069, Page 568 of the Deed Records of Dallas County,
Texas (DRDCT), and being more particularly described as follows:
BEGINNING at a point in the north line of Sandy Lake Road (80 foot right-of-way), from which a
5/8-inch iron rod set with plastic cap stamped "Sparr Surveys" at the southeast corner of said
Austin tract and southwest corner of a tract of land as described in deed to Rozas Properties, Ltd.
recorded in Volume 2003161, Page 1716 DRDCT bears N 89°18'18'' E, 41.32 feet;
THENCE S 89°18'18" W, along the north line of said Sandy Lake Road, 23.43 feet;
THENCE N 45°06'13'' E, departing the north line of said Sandy Lake Road, 39.93 feet to the point
of curvature of a non-tangent circular curve to the left having a radius of 54.00 feet;
THENCE southwesterly, along said curve to the left, through a central angle of 17°46'17", an arc
distance of 16.75 feet and having a chord which bears S 08°11'26" W, 16.68 feet;
THENCE S 00°41'42" E, 1.34 feet to the point of curvature of a circular curve to the right having a
radius of 20.50 feet;
THENCE southwesterly, along said curve to the right, through a central angle of 29o14'30", an arc
distance of 10.46 feet and having a chord which bears S 13055'33'' W, 10.35 feet to the POINT of
BEGINNING and CONTAINING 332 square feet of land.
