Dear Mr. Costello:
This letter is to inform you that Case No. PD-203-R. Coppell Florist, zoning change request
from SF-12 (Single Family-12) to PD-203-R (Planned Development-203-Retail) to allow
the construction of a florist shop and office uses on 0.42 of an acre of properly located at the
southwest comer of Sandy Lake and Moore Roads was recommended tbr approval by the
Coppell Planning and Zoning Commission on Thursday, July 15, 2004, subject to the
following conditions:
I ) Move monument sign l 5' f?om the property line.
2)
Adjust drive to more closely align with the existing drive across Moore
Road, while leaving adequate area (7.5') for the perimeter trees.
3) Show proposed attached sign area with dimensions.
4)
Coordinate with the Engineering department the exact design of the
proposed masonry-screening wall, and show materials and color on the
elevations.
5) Ensure the dimensions on the Engineering Plans are the same as those
submitted on the Site Plan.
6) Adherence to attached Engineering comments.
The date scheduled for consideration by the Coppell City Council is Tuesday, August 10,
2004, at 7 p.m. A representative for this case must be present at this meeting, which will be
held in Council Chambers at City Hall. Failure to represent this item may result in the
denial of this application. City Council has instructed staffto include in its agenda packets
only those items that accurately reflect conditions as recommended by the Planning and
Zoning Commission. Therefore, please submit to the Plmming Department three (3) lblded
copies of all revised plans on or before 12 noon~ Wednesda% July 28th. Also, please
submit one (1) 8 V2 x 11 paper reduction, along with one jpg, tiff; pdf or similar electronic
file.
