Lots 1BR-8X~ Block D~ Replat (The Plaza) Dear John: This letter is to inform you that the Vista Ridge Addition, Lots 1BR-SX, Block D, Replat of Lot lB, Block D of Vista Ridge, to allow for the development of six, one- and two-story general and medical office buildings, totaling approximately 62,700-square feet, and two common areas, on 7.77 acres of properly located along the north side of S.H. 121, approximately 670 feet east of Denton Tap Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, September 16, 2004, subject to the following conditions: 1) Contact TXU to discuss easement requirements. 2) Show overall width of Plaza Boulevard as 50 feet. 3) Increase building setback lines along Plaza Boulevard roundabout to track with Site Plan approval (20' from back of curb). 4) Abide by Engineering comments (attached). The date scheduled for consideration by the Coppell City Council is Tuesday, October 12, 2004, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Cotmcil has instructed staffto include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of the revised Replat on or before 12 noon~ Wednesday~ September 29th.
