Provide 25' x 25' utility easements on each lot for the fire vaults necessary for each fire line. 2. Increase the right of way to meet subdivision ordinance requirements for commercial streets. 3. Relocate the utilities to the public fight of way, and eliminate the "utility" from the "fire lane, access and utility easement." 4. Extend the fight of way, and therefore the public street to the intersection with SH 121. 5. Provide a drainage easement across Lot 7 for public drainage. 6. Ensure any public utilities crossing private lots are within an appropriate easement. Preliminary Utility Plan - 1. Relocate the proposed Sanitary Sewer to the public right of way. 2. Provide a vault for each fire service to the buildings. 3. Provide fire hydrants along the proposed fire lane. Location and spacing should be coordinated with the fire marshal. 4. Provide Fire Hydrants along S.H. 121 @ 300' spacing. 5. Provide FDC connections for all spdnkled buildings. Coordinate with the fire marshal for location of all FDC connections. 6. The City of Coppell has a 12" sewer line in S.H. 121 ROW. Ensure you tie into the correct line, Preliminary Drainage Plan - 1. Coordinate with the city of Lewisville for drainage work located within that city. 2. Provide access points and or manholes at the locations where the longer runs of pipe connect to the existing 8' x 6' RCB. 3. Provide easement across Lot 7 for drainage in Plaza Blvd. 4. All drainage within the development will be privately owned and maintained up to the ROW line. Additional comments may be forthcoming during full engineering review. Two story buildings need front yard setback greater than 10 feet. 4. Need wall maintenance easement for wall shown on Site Plan. 5. Several items shown in Legend do not apply to this plat, please remove. 6. This plat is not Brighton Manor. 7. Legal description needs to include platted lot in Dallas County, not just Denton County. 8. Change title block to reflect TXU Electric Delivery, not Oncor Electric. 9. Reflect all changes listed in Site Plan review (street widths, St. Hgy 121 name, etc.). 10. Indicate on plat reason for replat.
