On April 11, 2000, City Council approved a preliminary plat for
three lots known as Sherrill Acres, totaling 4.5121 acres. Also at
that time, site plan approval was granted for Sherrill Veterinary
Clinic situated to the north of the subject property. The layout of the
proposed lots within this subdivision has been revised since the
approval of the preliminary plat, allowing for three additional
medical office buildings to the north and west of this site. In
October 2002 Council approved a replat and site plans for one

TRANSPORTATION:
medical office building on Lot 2A and two buildings on Lot 2B. The
southem building on Lot 2B has yet to be constructed.
East Beltline Road is a P6D six-lane divided major thoroughfare
built within a 120' wide right-of-way.
SURROUNDING LAND USE & ZONING:
North - Medical Offices; LI (Light Industrial)
South - Multi-family apartments, PD-162-MF-2 (Gunner Subdivision)
East - Multi-family apartments, PD-162-MF-2 (Gunner Subdivision)

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
light industrial/showroom uses.
DISCUSSION:
As discussed above, this is the last Final Plat in Sherrill Acres. This
tract is served by mutual access easements and driveways to the east and
west, with frontage on Belt Line being limited to 50 feet, which is
sufficient for 25 feet of paving (including curbs), and 25 feet of
landscaping. Fire lanes and necessary easements are being provided via
this plat. There is one minor typo that needs to be corrected prior to
final approval, which is revising the legal description of the lot to the
north of this lot from Lot 2A, Block A to Block 1.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends APPROVAL of Sherrill Acres, Lot 3, Block 1, Final
Plat, subject to the following condition:
1) Revision of the legal description of the lot to the north of this
lot from Lot 2A, Block A to Block 1.
