RE: TexasBank Addition~ Lots 1R and 2R~ Block A, Replat {Crime de la Cr~me)
Dear Steve:
This letter is to inform you that the TexasBank Addition, Lots 1R and 2R, Block A, Replat,
to allow a day care center (Cr~me de la Cr~me) on Lot 2R, containing approximately 2.8
acres of the approximate 5.3 acres of property located along the east side of Denton Tap
Road, south of the Vintage Car Wash, was recommended for approval by the Coppell
Planning and Zoning Commission on Thursday, October 21, 2004, subject to the following
conditions:
1)
Thc existing utility and drainage casements on Lot 1R need to
either be included on this replat or specifically noted to be
abandoned via this replat.
2) The fire lane and mutual access easement needs to be extended to
coincide with the driveways off Denton Tap Road.
3) As indicated on the site plan, the median opening on Denton
Tap Road needs to be shown.
4) Change all references in the signature blocks, etc., to Replat of
Lots 1R and 2R.
The date scheduled for consideration by the Coppell City Council is Tuesday, November 9,
2004, at 7 p.m. A representative for this case must be present at this meeting, which will be
held in Council Chambers at City Hall. Failure to represent this item may result in the
denial of this application. City Council has instructed staffto include in its agenda packets
only those items that accurately reflect conditions as recommended by the Planning and
Zoning Commission. Therefore, please submit to the Planning Department three (3) folded
copies of the revised Replat on or before 12 noon~ Wednesday~ October 27th. Also,
please submit one (1) 8 ~/2 x 11 paper reduction, along with one jpg, tiff, pdf or similar
electronic file.
