CURRENT ZONING: PD-202-TH- 1 (Planned Development-202-Towrthouse- 1) REQUEST: Final Plat approval to allow the platting of 93 townhome lots and 13 common areas. APPLICANT: Wakeland Prop. Co. Daniel Heischman 5225 Village Creek Dr. Suite 200 Plano, TX 75093 (972) 931-0694 Fax: (972) 931-9538 HISTORY: In 2003 Planning Commission initiated a case which was later approved by Council changing zoning from LI (Light Industrial) to HC (Highway Commercial) on this property because of office development just north of the subject tract. In conjunction with the zoning change, an amendment to the 1996 Comprehensive Master Plan was also initiated, changing the land use from light Page 1 of 3 Item # 9 industrial/showroom to mixed use. In August of this year Council approved a 155-1ot townhouse residential PD for this property. TRANSPORTATION: MacArthur Boulevard is a P6D improved four-lane-divided thoroughfare contained within a ll0-foot right-of-way. Lake Vista Drive is an improved street located in the City of Lewisville, with a 70-foot right-of-way. SURROUNDING LAND USE & ZONING: North - office buildings; City of Lewisville South - vacant at levee, residential to the south; A (Agriculture) and PD- 132, Single Family-9 East - vacant and park land; City of Lewisville West - vacant; PD-199-HC (Planned Development-199-Highway Commercial) COMPREHENSIVE PLAN: The 2003 amendment to the Comprehensive Plan of May 1996 shows the property as suitable for mixed-use development. DISCUSSION: This is Phase One of an eventual 155-1ot townhouse development just north of the Denton Creek levee and east of MacArthur Boulevard. Phase One contains 93 townhouse lots and 13 open space areas. As discussed during the zoning hearing which changed the zoning from HC to PD-202- TH-l, these townhouses will be sited on 25- and 30-foot-wide lots, contain from 1600 to over 2000-square feet of air conditioned space and be up to 35 feet in height. The property being platted also includes the land upon which the Amenity Center, consisting of a swimming pool, pool house and other open space elements, will be built. In general, this plat conforms to the requirements of subdividing property in Coppell with conditions stated below. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends APPROVAL of this request, subject to the following conditions: 1) Contact Jeff Curry (972) 570-4126 for easement requirements.
