RE: Ballet Academy of Texas~ Lot 1, Block A~ Minor Plat
Dear Mark:
This letter is to inform you that thc Ballet Academy of Texas, Lot 1, Block A, Minor Plat, to allow
a ballet studio on 1.17 acres of property located along the south side of Fitness Court,
approximately 350 feet west of Denton Tap Road, was recommended for approval by the Coppell
Plamfing and Zoning Commission on Thursday, October 21, 2004, subject to the following
conditions:
1)
Obtain written permission from property owner to the south to extend
driveways/fire lanes into their property. If permission cannot be procured,
approval of thc Fire Marshal of alternate fire protection is required.
2)
Contact Larry Redick at (972) 323-8917 to discuss electric easement
requirements and George Melindez at (972) 485-6204 to discuss gas
easement requirements.
3) Adherence to the attached Engineering Department comments.
4) Move Floodplain Administrator block below City Secretary's signature.
The date scheduled for consideration by the Coppell City Council is Tuesday, November 9, 2004,
at 7 p.m. A representative for this case must be present at this meeting, which will be held in
CounciI Chambers at City Hall. Failure to represent this item may result in the denial of this
application. City Council has instructed staff to include in its agenda packets only those items that
accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore,
please submit to the Planning Department three (3) folded copies of the revised Minor Plat on or
before 12 noon~ Wednesda¥~ October 27th. Also, please subnfit one (1) 8 t/2 x 11 paper reduction,
along with one jpg, tiff, pdfor similar electronic file.
