TRANSPORTATION: Denton Tap Road is a six-lane divided thoroughfare built within 100 feet of right-of-way. Page 1 of 3 Item # 4 SURROUNDING LAND USE & ZONING: North - Eckerds (CVS); TC (Town Center) South - First American Bank; TC (Town Center) East - Town Center; TC (Town Center) West - Huntington Ridge subdivision; PD-129R- SF-9 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for neighborhood retail uses. DISCUSSION: The Site Plan for this two-building office park was approved in 1997 and the development has been fully constructed. Included in that site plan approval was a monument sign, set back 60 feet from Denton Tap Road. This sign has "Princeton Park" in individually pin-mounted black letters. However, the buildings are set back only 30 feet from the road; therefore, this sign has limited visibility. The building owners have received numerous requests from the existing and potential tenants that they be provided with identification/visibility from Denton Tap Road. Therefore, the owners are requesting to take advantage of the ordinance recently approved by City Council, which permits multi-tenant monument signs for office and retail buildings, subject to the following regulations: "ii. In the case of multi-tenant office and/or retail buildings, the individual tenant names may be listed subject to: (a) All individual tenant nameplates must be the uniform size, color and font, in accordance with this ordinance. (b) Minimum letter size shall be six inches, (c) If a tenant vacates the lease space, the name plate must be removed within 30 days of such vacancy by the monument sign owner, owner of the property where the sign is located, or other party having control over such sign. No other advertising or promotional information is permitted thereon. Such sign may be single or double-faced. Can signs made of plastic or similar materials are not permitted as detached (monument) signs. Back-lit plastic is not permitted within detached (monument) signs." The requested sign is in compliance with regulations of the Sign Ordinance in terms of size, location, external illumination, and further is in compliance with the new regulations in terms of uniform letter size, color and font on the name plates. Page 2 of 3 Item # 4 The applicant also submitted a revised Landscape Plan to provide greater visibility of the monument sign. The applicant is requesting to relocate 10 existing Dwarf Burford Holly bushes from along the drive to around the buildings and to replace the 10 existing Harbor Dwarf Nandina on each side of the driveway with five-gallon Yaupon Holly shrubs, planted 36" on-center. Seasonal color will be added at the entry drives. The applicant is also requesting to remove two existing mature Bald Cypress trees (10- and 7.5- caliper inches) with two, 3-caliper inch Cedar Elm trees, which will be set back further from the street. A tree removal permit will be required, and retribution fees for the net loss of ! 1.5-caliper inches will be assessed. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends APPROVAL of the Site Plan Amendment for Princeton Park, subject to the following condition: 1) A tree removal permit will be required prior to the removal of any trees from this site.
