CC letter of approval-12/14/04COPPELL December 15, 2004 Coppell Sandy Lake Industrial, LP C/o Al Sorrels 5055 Keller Springs Road, Suite 300 Addison, TX 75001 RE: Coppell Trade Center~ Lot 1~ Block 1~ Minor Plat Dear Al: This letter is to intbrm you that the Coppell Trade Center, Lot 1 Block 1, Minor Plat. to allow the construction of a 195,845-square-foot building (Phase 1) on a portion of 40.6 acres of property located along the north side of Sandy Lake Road, between Northpoint Drive (extended) and the extension of Freeport Parkway, was approved by the Coppell Cie' Council on Tuesday, December 14, 2004, subject to the following conditions: 1 ) Prepare title, signature and additions statements as outlined in the Coppell Subdivision Regulations. 2) Abide by Engineering's comments (attached) This Minor Plat must be submitted tbr signatures by City. Officials within six months after approval by the City Council (June 14. 2005), or it shall be deemed null and void and resubmittal shall be required. It is recommended that this plat not be prepared for filing, including obtaining the franchise utility signatures, until after receiving Engineering comments on the first review of the civil plans. After City signatures have been procured, it is the applicaut's responsibility to file the document with the Dallas County Plat Records Department. Black lines musl be folded in a 8 1/2" x 11" format. You may submit additional copies for your use; however, one (1) paper copy will remain with the City prior to filing and, after filing, seven (7) paper copies and one (1) mylar must be returned to the City. · Original signatures on all plats. Names must be typed or printed below each signature. · Signature block of Utility Companies, with original signatures of each representative. It will take approximately 3-5 weeks to review and obtain signatures of City Officials. Once proper s~gnatures have been obtained, the Planning Department will telephone the person listed as representative or contact to pick-up the plats. The representative shall file the plat with the Count>' Clerk's office and i'cturn the seven (7) black lines and one (1) mylar to the Planning Department, indicating the volume and page of tile Map and Plat Records, as filed by the County Clerk. If thc final plat/replat has not been submitted for signatures by City Officials within slx (6) months after approval, tile plat shall be deemed null and void, and resubmittal shall be required.
