Dear Al:
This letter is to inform you that the Coppell Trade Center, Lot I Block 1, Minor Plat, to allow the
construction of a 195,845-square-foot building (Phase 1) on a portion of 40.6 acres of properly located
along the north side of Sandy Lake Road, between Northpoint Drive (extended) and the extension of
Freeport Parkway, was reconunended for approval by the Coppell Planning and Zoning Commission on
Thursday, November 18, 2004, subject to the following conditions:
1) Prepare title, signature and additions statements as outlined in the Coppell Subdivision
Regulations.
2) Abide by Engineering's comments (attached)
The date scheduled for consideration by the Coppell City Council is Tuesday, December 14, 2004, at 7
p.m. A representative for this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application. CiD'
Council has instructed staff to include in its agenda packets only those items that accurately reflect
conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the
Planning Department three (3) folded copies of the revised Minor Plat on or before 12 noon~ Wednesday~
December 1't. Also, please submit one (1) 8 '/2 x 11 paper reduction, along with one jpg, tiff, pdfor
similar electronic file.

1 During final review, we will look at the detail of the public water on the west side of the
property
Drainage -
1 A detailed analysis of the drainage through this site will be requested Any increase in
velocity to the adjacent property will need to be mitigated onsite, or an agreement with the
adjacent property owner will be required
2 A property owner's agreement must be submitted to the city deady showing that the
maintenance responsibility for the channel will be the property owners This includes any
mowing, silt removal or correction of erosion along the channel
Plat -
1 Fire vaults and all water meters shatl be located within the ROW or a dedicated utility
easement
