Signage
1. The raceway shall be the same color as the bdck
surface to which it is mounted if used.
2. Coordinate with Carvel Ice Cream for matching
signage (ie. White channel mounted letters with
bronze trim caps and returns. Their contact
information is AAA Signs 1-800-880-5686.
3. Adjust the signage to be between columns. If
columns are flush with the wall ensure equal spacing
between all signage along the wall.
4. This building has been designed with two fronts,
one on Denton Tap and one on Town Center Blvd.
This lease space will have 22 feet of frontage and
entry doors on both streets. Reduce the 27.8 sq. ff. sign
on the north elevation, as this exceeds the 22-sq. ft.
maximum permitted on two fa<;ades.
Parking
1. One space per 100-sq. ft. of floor area is the
minimum requirement for a restaurant use. The
proposed space is 2,298-sq. ft.; therefore, 23 spaces
will be required.
A total of 5,020-sq. ft. restaurant use is permitted in the
retail center (13,380-sq. ft. including patio),
1,500-sq. ft. was previously approved for Can/el Ice
Cream.
1,222 sq. ft. is remaining for restaurant use provided
that the additional lease spaces are of uses with
parking intensities less than or equal to 1 space per
200 sq. ft., that of retail uses (medical office use is
more intense at 1:175).
Hours of Operation
1. The hours of operation shall not exceed 11:00 a.m.
to 11:00 p.m. seven days a week.
Floor Plan
1. Depict all proposed doors on the floor plan, site plan
and elevations.
