Suite 417 Lewisville, TX 75077 RE: Case No.: PD-201-TH-2, Riverchase Townhomes~ Lots 1-49 Dear Mr. Rose: ]'his letter is to inform you that Case No. PD-201-TH-2, Riverchase Townhomes, Lots 1-49, zoning change request from 1.1 (Light Industrial) to PD-201-TH~2 (Planned Development-201, Townhouse-2) to allow the construction of 48 single-family attached homes and common areas on 4.42 acres of property located along the east side of MacArthur Boulevard, approximately 1,400 feet north of Riverchase Drive and an amendment to the [.and Use Plan of the 1996 Comprehensive Master Plan from Light Industrial/Showroom to Residential High Density on this acrcage, were approved by the Coppell City Council on Tuesday, June 8, 2004, subject to the following conditions: 1) Lot #49 must conform to the provisions of Sec. 33-1-8-C of the Zoning Ordinance. 2) Provide rear-yard fencing around project, preferable decorative metal with brick colmnns matching br ck of buildings. A disclosure statement, as approved by the Director of Planning, must be made at the time of the signing of the purchase contract that this development is adjacent to a public park with lighted ball fields to 11 p.m. In order to prepare an Ordinance, we need to assemble appropriate documentation. When this has been completed and Council has approved the Ordinance, a copy wiI1 be sent to you. ,As a reminder, the zoning change sign can now be returned to the Planning Department for your deposit reimbursement of $ 150.
