This request is not ready to be forwarded to Planning Commission for consideration due to:
· Site Plan Issues (inconsistencies, incomplete exhibits and general non-compliance
with provisions of the Zoning Ordinance).
· Lack of Utility and Drainage Plans.
· Need to review/revise internal circulation patterns and driveway/M.A.E, locations.
· Need for Replat: The Replat of Lots 1 and 2 will be required so not leave an
undevelopable tract of land between the Day Care and the bank. If the bank is going
to proceed, then a concept site plan for the intervening tract will be required, if the
bank project is to be abandoned then a letter to that effect will be required.
Given the complexity of the site plan issues, staff is offering to arrange a separate meeting
with the Engineering, Fire Administration and Planning staffs to review the details of this case
with you and your consultants. It is recommended as many of the comments on the attached
be addressed pdor to that meeting.
Please forward a letter requesting postponement at your earliest possible convenience.
If all revisions to the site plan package are made, and required preliminary utility plans and
Replat are prepared, then a complete package can be re-submitted on August 16, 2004.

ELEVATIONS:
1. Blue attached signs are not permitted in per the Sign
~rdinance, which specifically states "Attached signs
shall consist of individually mounted channel letters in
white, ivory, black or neutral colors. Raceways shall
match the color of the materials to which they are
mounted. All illumination shall be limited to white or
off-white. Logos in any color shall be permitted, but
shall not exceed 20 percent of the area of the sign".
2. Need to specify the size of all attached signs.
3. Provide the percentage of each building color and
material, i.e Brick colors 1,2 and 3 as well as the stucco.
4. What is the total height of the building, including the
skylight? What color is the skylight glass?
5. Need to re-label the elevations north, south, east and
west.
6. Provide color board with small samples of each
material proposed.
DETAILS SHEET
1. Fence Detail - FAU× Brick is not permitted. The wall
needs to be a brick-on-brick wall, with masonry
columns at a minimum of ten feet and a maximum of 30
feet on centers the columns should typically be taller
than the remainder of the wall.
2. Do not resubmit Details sheet (playground
equipment, etc.) the only details needed from this sheet
that is needed is for the required screening walls.
