Floor plan appears to be acceptable based on daycare/educational use. Zoning change acceptable. Site Plan 1. Coordinate easements with plat documents. 2. Meander sidewalk to avoid curb inlets. 3. Show fire hydrants and FDC location on site plan. Coordinate locations with utility plan. 4. Locate water vault within utility easement. Landscape Plan 1. Will any landscaping within the Denton Tap median be impacted by the proposed opening? 1. Fire lane turning radii 30' inside, 54' outside. 2. Show all fire hydrants. 3. Fire Dept. Connection location (within 50' of fire hydrant). 4. Dead-end fire lane at north end of project is unacceptable. No comments. DETAIL COMMENTS: DO NOT RESUBMIT THE FOLLOWING SHEETS: *Cover sheet *Legal description - please provide the Legal Description on an 8 % x 11 sheet of paper *General Facility Conditions could be used as a cover sheet., if all data is corrected to reflect the most current information (i.e. parking counts). *Interior General Conditions - if submitted in an electronic format or 8 ¼ by 11 sheet, then it could be partofthe PowerPoint presentation *Existing Adjacent Developments *Preliminary Drainage and Utility maps - only 3 sets are needed, if revisions are required by Engineering. All plans at the same scale would also be helpful, Site Plan: 1. Add hours of operation and maximum number of students for this facility. 2. It is suggested that the northern portion of the double drive-though be funneled down to one lane to reduce the potential conflicts with cars exiting via the northern driveway onto Denton Tap. 3. Need to more clearly delineate the property lines. 4. Dimension all driveway widths. 5. Show the requested front building setback. 6. Need to designate easements as mutual access, utility and fire lane easements. 7. It would be helpful to use different symbols for each type and height of fencing. 8. Several of the parking lot islands are less than the required minimum width of 9 feet and a minimum of 150 square feet in area. 9. All parking spaces are required to be 19 feet in depth. 10. Specify what types of flags are proposed, i.e Texas, United States? 11. Clarity what a Whythe Brick screening wall is. 12. Additional details are required on the proposed masonry screening wall adjacent to the residential, per 12-33-1.8 of the Zoning Ordinance: "Masonry columns shall be expressed at a minimum of ten feet and a maximum of 30 feet on centers and should typically be taller than the remainder of the wall. Brick detailing at the top of the wall shall produce a change in plane or texture". 13. Need to indicate Zoning Districts, and Subdivision and Land Uses adjacent to the property. 14. Show existing and proposed sidewalks. 15. Site Data Table: a) Identity the 380 square feet of accessory buildings. 160 square foot storage building and 140 square foot pump house equals 300 square feet, is there another accessory building? b) Delete the Landscape Area = 15% - not applicable - see landscape plan 16. Need to state the purpose of the PD on the Site Plan- i.e. vadance to front yard setback. 17. Need to assure that all existing and proposed easements are correctly included on the Site Plan as well as the plat - see additional comments on the replat. LANDSCAPE PLAN 1. The Red Oaks along the east property line are spaced approximately 20 on-center, spacing for Red Oaks should be a minimum of 30 feet on-center. -COl'FELL Agency Reviewed By Of COPPELL DRC REPORT Review Date COPFELL Comments Revise accordingly. 2. Given that this is a Primary Image Zone, per the Stmetscape Ordinance, one overstory trees is required per 40 linear feet, therefore three additional trees are required along Denton Tap Road. Ornamental trees are suggested at the driveways. 3. Verity that the tree counts in the Legend, Calculations and Plan match, including discrepancies such as: It appears that 6 of the Wax MyrUes should be counted towards non-vehicular instead of perimeter, and the Legend indicated t4 Pond Cypress Trees, but only 4 of those trees are actually on the plan, etc. 4. The parking lot islands along the south side of the proper~y are substandard, they need to be a minimum width of 9 feet and a minimum of 150 square feet in area. 5. Show existing and proposed utility easements. 6. Show existing and proposed sidewalks. 7. Clean up random notes (i.e. upside down drainage easement notes) ELEVATIONS: 1. Blue attached signs are not permitted in per the Sign Ordinance, which specificarly states "Attached signs shall consist of individually mounted channel letters in white, ivory, black or neutral colors. Raceways shall match the color of the materials to which they are mounted. All illumination shall be limited to white or off-white. Logos in any color shall be permitted, but shall not exceed 20 pement of the area of the sign". 2. Need to specify the size of all attached signs. 3. Provide the percentage of each building color and material, i.e Brick colors 1,2 and 3 as well as the stucco. 4. What color is the skylight glass? 5. Need to re-label the elevations north, south, east and west. 6. Provide color board with small samples of each material proposed. 7. It is assumed that no monument sign will be on this property.
