P&Z letter of approval-10/21/04· H £ C I T Y 0 F COP?ELL October 22, 2004 Mr. Steve Siegfried Projects Solutions Group 580 Hemdon Parkway, #500 Herndon, VA 20170 RE: Case No. PD-204-C~ Cr~me de la Cr~me Dear Steve: This letter is to inform you that Case No. PD-204-C, Cr6me de la Cr~me, zoning change request from C (Commercial) to PD-204-C (Planned Development-204-Commercial) to allow the construction of a 20,425-square-foot day care center on 2.8 acres of property, located along the east side of Denton Tap Road, south of the Vintage Car Wash, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, October 21, 2004, subject to the following conditions: l) 2) 3) 4) Revise the Site and Landscape Plans to include an additional island, with a tree, in the northern most parking row perpendicular to Denton Tap, and assure that all other islands meet minimum requirements of the Zoning Ordinance. The color of the brick screening xvall adjacent to the residential subdivision needs to be similar to the color of the existing wall to the north. This wall must also have columns, spaced a maximum of 30 feet, per section 12-33-1.8 of the Zoning Ordinance. An additional fire hydrant is required in the southern parking lot. The FDC connection will also be required in the landscape island within 50'of the hydrant. In reparation for the trees removed for the median opening, the applicant shall either provide the City twenty 45-gallon Bald Cypress trees or transplant the existing trees to an existing park. The date scheduled for consideration by the Coppell City Council is Tuesday, November 9, 2004, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of revised plans on or before 12 noon~ Wednesday~ October 27th.
