Comments
1. Depending on the amount of renovations made to
residence, there may be several items that will need to
be addressed, including energy code compliance,
Texas assessibility compliance and asbestos
abatement.
2. Any new wiring will need to be installed in conduit
or MC cable.
3. Existing electrical wiring will be acceptable unless
altered.
4. New plumbing to be installed by new code
provisions.
5. New mechanical and electrical must meet new
energy conservation standards.
Zoning Change Acceptable
1. Ensure positive drainage is maintained.
2. Use 18" minimum RCP for culverts.
3. A 17' drive width does not meet minimum
subdivision standards.
4. Ensure adequate maneuvering room in parking
area.

Detail Site Plan
1. Add all Planned Development conditions to Site
Plan. Exception required to the perimeter landscaping
requirement due to drive located on the south side of
the building and parking in rear. Exceptions to the
setback requirements needed for the side yards located
within the base zoning, Retail (30' required).
Exception to front yard parking requirement.
Exception required to the pavement width of the drive
aisle to the rear parking.
2. Revise the zoning on this property and the adjacent
properties. South is zoned Light Industrial, west is
zoned Light Industrial and north is zoned Historic
Overlay - Retail. The existing zoning on this property

3. Show proposed lighting within the parking area.
4. Demonstrate how each of the parking spaces
function regarding egress.
5. Remove "City of Coppell soccer fields" from all
areas of plans.
6. Move the handicap space and ramp to the rear and
ensure all requirements of the Texas Accessibility
Standards are met.
Landscape Plan
1. The Perimeter Landscaping requirement does not
include the rear perimeter, and the perpendicular
driveways and the asphalt drive can be subtracted from
these calculations.
2. Change interior landscaping provided to read 547.5
square feet if 5,475 square feet is the correct square
footage of parking area. An exception to the tree
islands at the end of each row is required. Add to PD
condition list on site plan.
3. Nonvehicular Landscaping required should show
(size of lot (14,790) subtracted by building footprint
(2,481)) X 15% = 1,846 square feet. Take 50% of this
for the front yard requirement.
4. There are discrepancies between the paving shown
on the site tabulation table and the interior
landscaping calculations. Revise.
5. The site is deficient one tree in meeting the
landscaping requirements of the Zoning Ordinance.
Due to the unique situation of this lot and the inability
to fit any additional trees, staff can recommend
including this as a special condition within the
Planned Development.
6. The hedge shown in the front yard is not required.
7. Add Lot # and Block letter to title block.
Elevations
1. Please show a graphical representation of sign
proposed with dimensions, colors and materials.
Header is not shown within the letter submitted.
2. Indicate on sign plan that it will be hung
perpendicular to the wall, if that is what is being
proposed.
3. Include a sample of the proposed HDU Foam to be
used on the sign (wooden sign is preferable for the
area) and the limestone to be used in the renovation.
4. Please better represent the brick color on the color
renderings of the building used as elevations.
5. Show existing elevations separately.
