Explain the purpose of the 10' utility easement reservation along the south side of the site. 2. Explain the purpose of the "variable width utility easement" along the south side of the site. At points it encroaches about 35 feet onto the rear of the lots. 3. Sidewalks will need to be constructed by the developer along MacArthur, Lake Vista and adjacent to all common areas. 4. Inadequate maneuvering area has been provided for the parking spaces off the alleys on Lots 1X, 4X & 8X of Block C. 5. Common area lot numbers do not match plat· 6. You are showing 16 parking spaces along Snowshill Trail to be on private property. 7. Street light locations shown here are subject to review and approval by Oncor Electric/TXU. Additional comments may be forthcoming during the full engineering review. NOTE: General Engineering Observations These comments do not constitute a detailed review of any Engineering submittals. Detailed review will be performed after approval by City Council. 1. Parking shall not be allowed within the "bulb" of the cul-de-sac. 2. Automatic fire sprinkler systems will be required. Fire sprinkler room must be directly accessible through an exterior door. 3. Fire hydrants on water and site plans do not match. 4. Show all existing fire hydrants, including fire hydrants on Lake Vista Drive. Identify grassed areas on all plans 8. Why does 4 and 6 foot metal fencing not have same design? 9. Reduce scale of Landscape Plan to fit on one sheet. 10. Note: Our minimum column spacing is 10 feet, max. 30 feet. 11. Consider adding base planting along MacArthur and Lake Vista screening wall 12. One tree is required every 40 feet along a primary image zone (MacArthur) COLOR BOARD 1. Provide window framing sample with color 2. Provide paint color samples for all painted exterior surfaces 3. Provide window glazing sample 4. All these items should be placed on ONE Board. All trees are protected if they are 10" or greater. Remove dead trees from survey. 5) Leyland Cypress is not sold by caliper inch, they are sold by container size or heigth. Making it extremely difficult to mitigate, each one will need to be field measured to assure they are 3" DBH. Planning Depadment Gary Sieb 6~22~04 SITE PLAN 1. Density a bit high: 30' lot widths in TH; 25' front yards in TH; 20' rear yards in TH; minimum dwelling size shall be 1,000 square feet with average size overall at least 1,300 square feet. With increased utility widths (see Engineering comments) density will probably be reduced 2. Structures can not be built over easements 3. CLEARLY Identify all common areas on site plan 4. All parking spaces should be located outside public r.o.w. (See Engineering comments) 5. Variable front building line on units along Snowshill Trail desirable; pretty monotonous as presented 6. Change notation on all exhibits from "Guard House" to "Entry Tower" 7. Add total number of GUESTparking spaces to "Lot Data" entry. 8. Define "Amenity Center" and show proposed development--arbor, pool, building, etc. 9. Will 6 and 4 foot metal fencing have identical brick columns with rest of fencing? 10. Minimum square footages of units do not track--1600, 1000, 900 feet? 11. Amenity Center must abide by all regulations of City codes. 12. Show all curb cuts on north side of Lake Vista Drive. ELEVATIONS 1. Much more detail is needed with regard to the photos of elevations submitted. We need actual elevation drawings showing materials, dimensions, floor plans, details, etc. 2. Show elevations of entrytower (size, height, building material, foot pdnt, etc.) LANDSCAPE/WALL PLAN 1. Eliminating 59 of 76 trees seems excessive. Our Landscape Ordinance encourages preservation of existing tree stock not elimination 2. Why no landscaping of median island on east end of project? 3. Why no landscaping of Lot 8X, Block A? 4. Define "Amenity Center Site", what goes in there? 5. Does brick screening wall have soldier course with weep holes at base? 6. Provide landscape calculations as required by Sec.
