Automatic fire sprinkler system required. No comments received Also see comments under Preliminary Plat for this case. Site Plan - 1. No parking will be allowed within the right-of-way. All off street parking shall be on an HOA maintained lot. 2. Them am several areas where the flow is through a single 8" waterline. 4. Explain the purpose of the 10' utility easement reservation along the rear of the site. Additional comments may be forthcoming during the full engineering review. NOTE: General Engineering Observations These comments do not constitute a detailed review of any Engineering submittals. Detailed review will be performed after approval by City Council. Site Plan 1. Verify that the proposed 8" waterline is adequate to serve the fire flow demand for the entire development. 2. Verify the location of the existing stub-outs you plan to tie into, 3. Install need to have a valve between the two connections on the 12" main on the west side of MacArthur Blvd. 4. Show fire hydrants on this site plan with appropriate spacing. 5. Verify the location and capacity of the stub-out for the sanitary sewer line. 6. The sewer line in all cases needs to end in a manhole rather than a clean-out. 7. Street light locations shown here are subject to review and approval by Oncor Electdc/'rxu. Fire hydrant distance not to exceed 300-foot spacing (depending on Suilding Official's classification of occupancy) 2.Unit numbers do not match on Site Plan and Prelim. Water & SS Plan 3. Parking shall not bo allowed wihtin the "bulb" of the cul-de-sac. 4. Automatic tire spdnklor systems will be required. 1) Park Development fees of $1285 per unit. 2) A Tree removal Permit will Be required prior to removing any pretected trees from this sita. 3) Tree Calculations on Tree Survey & Mitigation plan are incorrect. 4) Tree Survey information is incorrect. All trees are pretected if they are 10" or greater, Remove dead trees from survey. 5) Leyland Cypress is not sold by caliper inch, they are sold by container size or heigth, Making it extremely difficult to mitigate, each one will need to be field measured to assure they are 3" DBH. PLEASE SEE NOTE AT END OF THIS REVIEW. SITE PLAN 1. Density a bit high: 30' lot widths in TH; 25' front yards in TH; 20' rear yards in TH; minimum dwelling size shall be 1,000 square feet with average size overall at least 1,300 square feet 2. Structures can not be built over easements 3. Identify all common areas on site plan 4. All parking spaces should be located outside public 5, Remove all utility lines from site plan 6. Alley widths typicalty 15' wide with 10' pavement 7. Variable front building line on units along Snowshill Trail desirable; pretty monotonous as presented 8, Change notation on all exhibits frem "Guard House" to "Entry Tower" 9. Add total number of guest parking spaces to "Lot Data" entry; also, 79 spaces needed 10. Define "Amenity Center" 11. Please reduce Site Plan to fit one 24" by 36" sheet ELEVATIONS 1. Much more detail is needed with regard to the photos of elevations submitted. We need actual elevation drawings showing materials, dimensions, floor plans, details, etc. 2. Need detail on entry tower (size, height, building material, etc.) 3. Rear of buildings need masonry material (we assume will be shown on elevations) LANDSCAPE/WALL PLAN 1. Eliminating 59 of 76 trees seems excessive, Our Landscape Ordinance encourages preservation of existing tree stock not elimination 2, Why no landscaping of median island on east end of project? COPPELL Reviewed By CITY OF COPPELL DRC REPORT Review Date COPPELL Comments 3. Why no landscaping of Lot 4X, Block A? 4. Define "Amenity Center Site", what goes in there? 5. Does brick screening wall have soldier course with weep holes at base? 6. Please provide landscape calculations as required by Sec. 12-34-8 and 9 of the Comprehensive Zoning Ordinance and show on Landscape Plan 7. State color of decorative fence COLOR BOARD 1. Provide window framing sample with color 2. Provide paint color samples for all painted exterior surfaces 3. Provide window glazing sample 4. Ensure all finish floor elevations are a minimum of 2 feet above the existing 100-year water surface or 1 foot above the ultimate water surface, whichever is higher. 2. All parking shown within public right-of-way needs to be located outside of ROW on adjacent HOA-owned and maintained property. 3. All access to and from Lake Vista Drive needs to be coordinated with the City of Lewisville, as it is a Lewisville owned and maintained street. Preliminary Water & Sewer Plan Sheet- 1. We need easements to cover the sewer line and water line as it crosses through Lot 1X on the property, General Note - 1. Provide utility easements on all lots where water & sewer lines cross the lot. 2. Waterline needs to be sufficiently looped to provide continuous service in the event of an outage in any particular area. Preliminary Drainage Plan - 1. You need permission from City of Lewisville to tie into their storm sewer line in their street (Lake Vista Drive). Also. permission must be obtained to discharge surface flow into their street. 2. We need a letter for our file from the City of Lewisville to the developer stating that permission is granted to use storm sewer lines and drain to the street, and to cut the street to access those storm sewer lines. Repair of Lake Vista Drive will need to be done in accordance with City of Lewisville standards. Additional comments may be forthcoming during the full engineering review.
