Response to DRC commentsRE: Villas at Lake Vista Preliminary Plat / Zoning Comments July 6, 2004 Site Plan Building Inspections 1. Sprinkler systems will be installed. Engineering 1. 10' easement is a "reserved" easement by separate instrument and will be abandoned by separate instrument. Currently there is nothing in this easement. 2. Variable width easement requested by City per the previous plat will be abandoned with this project's recorded plat. 3. Comment on site plan stating "Developer will construct sidewalks along MacArthur, Lake Vista, & all common areas" 4. Revised parking layout. 5. Fixed common area lot numbers 6. All parking placed in common area lots. 7. Will submit to Oncor/TXU for approval at the appropriate time. Fire Administration 1. As discussed with Tim Oates, no parking will be allowed in cul-de-sacs. 2. Will coordinate with City on fire sprinkler systems. 3. Revised fire hydrants and symbols for easier identification. 4. Added existing fire hydrants. Parks and Recreation 1. Developer to pay Park Fees. 2. Will apply for permit at the appropriate time. Planning Department 1. Density to remain as discussed in DRC. 2.
